How to find the right property for you.

here you go starting a program to understand the in’s and out’s of finding the right property for you. This is a four week telecourse covering where to start, what to look for and avoid when searching for a place for your home. What questions should you ask and who do you ask? What pitfalls to avoid that could cost you thou$and$ of unexpected dollars and derail your project after you already purchased. How to find out every thing up front before you buy so you can make sure you found the right place for you.

I have been down this road many times both personally and professionally with clients and the last thing you want is the wrong piece of property where you can’t do what you set out to do. You will learn how to get all the hidden questions about property development answered. This is a small investment of $97 for a full four week course one hour every tues with Q and A sessions after each call.

How little could you thrive on if…

So the whole question is how little could you live on comfortably if  you had no rent or house payment ( owned your home) no car payment grew a garden ? Add the idea that you could walk ride a bike or take the bus some or most of the time to work and shop . Could you save money ? Be sure to count in power and insurance food you would buy as well as entertainment . Also allow for clothing hair cuts and medical . Would you be able to thrive on say $25 k or $30k per year? Oh don’t forget phone and Internet and cable t.v. If you use them. Could you grow a significant amount of food in your backyard garden to take a bite ( pun intended ) out of your grocery bill ?

My thinking is yes if the major costs in life are taken care of there is time and money for living a great and comfortable lifestyle . Living in the right community would be a key consideration in this life as it would foster it . Like minded people could share resources and help each other thrive regardless of the economy. Clothing food transportation and other things like tools and child care could be shared or bartered.

So I am always looking for ways to add value to a process and it occurred to me no one has created a process of how to find ,negotiate and purchase a raw piece of land or a building lot then develop the site and build a small (400 to 600 ) square foot home. This would be a highly valuable experience . You would learn to find a realtor to work with and an area where reasonably priced under valued property can be found .This can be done with out a large cash out lay . I’m talking  land for $ 7k to $ 10k and a small house to start then add on later if you want. Pay cash live rent / mortgage free.

Then bring in water,power and sewer. Go through all the permitting processes. Learn to gather bids from contractors and negotiate price. We will then build a site built house on a foundation with plans and permits inspections from the planning / building dept. learn all about electrical, plumbing and every aspect of the build process. This will be recorded as we go so you can have a reference to view again. There will be teleconferences to get all your questions answered as well as opportunity to participate in person at live builders weekends along the way.

So who is this for ? Anyone who is looking to live mortgage free  by building a small inexpensive home  . This is to learn to build your own home . Someone who Wants to learn the process and be there own general contractor and hire subcontractors to help build the house. Well after 3 days of shooting 12 to 14 hours a day we have a wrap ! this has been one of the top 10 highlights in my life.I have never been so out of my comfort zone and yet so at home in an environment at the same time. We had no rehearsal ! this was live raw and in the moment cameras in your face all day ! I had my family at my side in all of the action.

This was an amazing process the director drew the story out of us as we were put in setting after setting through out the day.Jess was great at concieving how she wanted the scenes to unfold we followed her lead and watched the whole process come together.

the whole film crew was a mix of freelancers from local guys to new york and brazil. even tho they had never worked together as a team before the crew gelled instantly.You really have to stay on your toes all day and be very focused when your in front of a camera you might get it in one take or maybe in six.

Some scene setups were more tricky than others

it takes hours of filming to get a few minuites of finnished product.After the shooting is done both the sound track and the video are shipped back to the editors so they can review it and blend together the scenes with the sound tracks to create the final production.

sometimes it takes longer to set up a scene than it takes to film it you have to decide where the actors will come and go in the frame and all the camera angles then get the lighting placed properly the stage is very important as well as how we flow from one take to the next for continuity of the story line .

All in all im thrilled to have gotten the opportunity to be a part of a television show of this magnatude and we will be putting our selves out there come what may in front of millions of people who watch this show world wide . its very exciting to be a part of something this big and create a mix of entertainment and education for others to enjoy.
